While exploring options, May and Joe fell in love with Paradise Palms, a freehold condo development situated in District 15. The amenities were satisfactory, and the view was unparalleled, making it seem like an ideal choice. However, upon closer inspection, we noticed a potential challenge. The condominium was already 22 years old, and the interior of the house seemed dull and outdated, requiring additional expenditure in renovations.

 

This presented a series of concerns:

Limited Capital Appreciation: 
Older condominiums may experience slower capital appreciation compared to newer developments.

 

Limited Amenities and Features: Older condominiums might lack the modern amenities and features found in newer buildings. This can affect the property's attractiveness to potential tenants or buyers in the future and, consequently, its capital appreciation potential.

 

Upcoming Developments: 
The introduction of new developments in the area can affect the capital appreciation of older condominiums.

 

 

To address these challenges, I have devised comprehensive and multi-faceted strategies:-

1. Provided Financial Forecasting: 
I provided May and Joe with detailed projections regarding the potential depreciation of the property's value over time, considering the nearby new developments in the area.
